Hey, come in close…we are going to share with you the worst kept secret in Central Texas. If you’re looking for an investment property, you should consider Fredericksburg.

Located within an easy hour and a half drive from Austin (78 miles), Fredericksburg is a small town with so much to offer to tourists, they have become a boom town for Short Term Rental properties and have deemed themselves “The B&B Capital of the World”!

Although we didn’t verify this with the Guinness Book of World Records, the algorithm for its success isn’t that complicated: Start with a location just the right distance from the Austin and San Antonio to make it an easy day trip, overnight stay, or weekend holiday. Make it a charming German village that was founded in 1846, add in natural wonders to explore (like the pink granite mountain “Enchanted Rock”) and sprinkle in more than 40 wineries and tasting rooms. It’s a recipe for B&B success!

We find that a lot of our clients interested in putting their money into Fredericksburg want to find a place that they can use themselves, as an escape from the city. And when they’re not using it, they rent it out on one of the Short Term Rental sites, such as VRBO.com or AirBnB.com.

If you find the right place, your property can make enough residual income to pay for itself and put some money back in your pocket!

But, be warned: In a town of 11,000 people, the market can be hard to break into and navigate. You’ll need someone who has done business out there and understands how to connect with the tight-knit group of Realtors in “The Burg.”
